Every building teaches.
Throughout planning, design, construction, commissioning, occupancy, and long-term operation, facilities continuously generate knowledge about how they actually perform. They reveal which systems work as intended, where assumptions break down, how operators adapt, and what experience adds that drawings alone cannot convey.
Unfortunately, much of that knowledge is gradually lost.
Personnel change. Project teams disperse. Decisions that once seemed obvious are forgotten. Valuable lessons become buried within reports, scattered across databases, or retained only in the memories of individuals. Organizations often find themselves solving problems that previous teams had already understood.
In many respects, the story behind alliancePROJECT is the story of trying to understand why.
For more than four decades, our work has focused on understanding complex facilities. Beginning with building automation and controls, and expanding into commissioning, energy management, operational assessments, infrastructure modernization, forensic investigations, and long-term operational support, we have worked with owners and operators across the United States in virtually every major facility type. Along the way, we began to notice something that extended far beyond any individual project or technology.
Successful facilities consistently shared one characteristic.
The people responsible for operating them possessed a clear understanding of how the building was intended to function, how it actually performed under real-world conditions, and how that knowledge had been preserved over time.
Conversely, facilities that struggled rarely suffered from a lack of information. Drawings existed. Specifications had been written. Building automation systems generated enormous quantities of data. Commissioning reports, energy studies, maintenance records, and operational logs were often available. Yet despite the abundance of information, understanding was frequently fragmented. Valuable knowledge disappeared as projects transitioned from design to construction, startup, occupancy, and long-term operation.
These observations gradually changed our perspective.
We came to recognize that commissioning, operational assessments, facility intelligence, and long-term advisory services were not separate disciplines. They were different expressions of the same objective: helping organizations understand, optimize, and sustain the performance of complex facilities.
That realization continues to shape our work today.
As facilities have become increasingly sophisticated, they have also become increasingly dependent upon organizational knowledge. Modern buildings generate more information than ever before through building automation systems, energy management platforms, computerized maintenance systems, commissioning documentation, and operational records. Yet many organizations continue to wrestle with the same fundamental challenge:
How can all of that information become practical understanding?
For us, the answer has never been more technology alone.
Technology remains an essential tool, but information only becomes valuable when it improves understanding, supports sound decisions, and preserves what an organization has learned. Buildings do not improve because more reports are written or more data is collected. They improve because knowledge is organized, communicated, retained, and applied.
This philosophy has naturally expanded the scope of our work. While commissioning, facility assessments, operational support, and energy performance remain important aspects of our practice, they are increasingly viewed as components of a broader discipline centered on operational understanding. More recently, this has led to the development of our work in Operational Building Intelligence (OBI), an approach that seeks to preserve design intent, operational experience, engineering knowledge, and organizational memory throughout the lifecycle of a facility.
The technologies we use will continue to evolve. Artificial intelligence, advanced analytics, digital platforms, and new operational tools will undoubtedly influence the future of the built environment. Yet the principle guiding our work has remained remarkably consistent over the years.
Understanding is one of an organization’s most valuable operational assets.
It improves decisions. It reduces risk. It preserves experience. It enables facilities to continue teaching long after individual projects have ended.
That belief has guided alliancePROJECT from the beginning, and it continues to guide where we are going next.
